Tribeca has had the highest median sale price in Manhattan for most of the last decade. Its buildings are of two kinds: the cast-iron and masonry warehouses converted to lofts, like 443 Greenwich and 108 Leonard, and the new towers that followed, 56 Leonard's stacked boxes, 111 Murray, 70 Vestry on the river.

At its southern edge stand the Woolworth Building, with condominiums in its crown, and 30 Park Place over the Four Seasons.
