The great apartment houses of Fifth and Park Avenues were built between the First World War and the Depression, many by Rosario Candela and J.E.R. Carpenter, as co-operatives of a dozen or so enormous apartments. 740 Park, 834 Fifth, 820 Fifth and 1040 Fifth have changed hands for some of the highest prices ever paid for an apartment, and since they are co-ops those sales appear only as transfer-tax filings.
The hotels at the park's south-east corner, the Pierre and the Sherry-Netherland, are co-operatives too, with the hotel kept on as a tenant. Further east, 520 Park and 200 East 83rd show what the pre-war formula fetches when it is built new.
